10 ways to attract buyers with home staging
- Painting
Paint the rooms in your house in neutral colours. Remember you have decorated your home to suit your style and taste. This style may not appeal to everyone so the best thing to do to make your home appeal to the widest range of buyers is to neutralize it. Painting your house in neutral colours is one of the most effective ways of adding value to our house and one of the cheapest and easiest to achieve. This will enable buyers to visualize their furniture in your home.
- Clear out the junk
Nobody wants to view a property if all the rooms are full of junk, it puts you in a bad light and might make the viewers think there is a lot more work they need to do to make it their own. This is basic stuff but you would be surprised at the amount of people who do not clear the junk before viewers come to view their home.
- Fix all outstanding repairs
This is an easy way to make your house more attractive. Fix the leaking tap, patch the holes in the wall, oil the squeaky doors, replace cracked tiles, touch up any scuff's on the walls with paint, and check your ceilings for water stains and paint them if necessary. These are only a few of the repairs many people have in their homes.
- Depersonalise
Try not to have a lot of family photos displayed around the house, as well as collectible items, etc. If at all possible, remove most of these items from view. Try not to stuff them into the attic or the garage. Savvy buyers will be eager to view these these areas to assess the available storage space in the house. Serious buyers will look at everything in detail.
- Put excess furniture in storage
Almost every home has furniture that is surplus to requirement and can be put into storage to make the rooms in your house seem larger.
- Rearrange your rooms
This again is to give the illusion of more space. The more floor space a viewer can see the better. This is another psychological factor and the more floor space a viewer can see the bigger they think the room is.
- Clean the house
Another often-overlooked way sellers can put viewers off their house is to not clean it. Make sure your bathrooms and kitchen are gleaming (these are probably the most important rooms in the house). Make sure all toilets seats are down. Check all windows and doors to make sure they open and close easily and give your carpets a good clean and polish your floors. Put clean towels out and always clear away any dirty washing.
- Let the light in
Open curtains and blinds to their maximum or in some cases take the curtains down altogether. This will let a lot more light in and make it feel more airy and spacious.
- Clean the garden
Your garden can be a major selling factor so make sure it is clean, tidy and presentable. Re-seed the lawn, get rid of the weeds, clear any rubbish away.
- Kerb appeal
You have probably heard this one a million times, if you watch all the home makeover shows on TV, but it is a great tip. Maintaining the exterior of your home is a very important part of showcasing your home altogether. Always remember that it is the first thing a potential home buyer will see from their car and the deciding factor as to whether or not they wish to see more. Most people make up their minds within the first 30 seconds of seeing a property whether they like it or not.
